Why inspect before possession

A better time to identify issues is before handover.

Finishes may look complete while defects, incomplete work, moisture indications, drainage concerns, alignment issues or service problems remain. A structured inspection gives you a technical record before you formally accept possession.

01 / EVIDENCE

Document what is visible

Photographs and technically worded observations create a clearer record than an informal snag list or verbal discussion.

02 / PRIORITY

Know what deserves attention

Observations are prioritised so cosmetic items, functional issues and matters requiring further technical attention are not treated as equivalent.

03 / DISCUSSION

Support the handover conversation

The report can support a structured discussion with the builder or developer, without promising a particular rectification or commercial outcome.

What this service is

A technical record of the condition you can actually observe.

The standard service is a one-time, independent, non-destructive technical inspection for owners or investors before accepting handover of a residential property. It is designed to identify visible and reasonably detectable defects within the agreed scope on the date of inspection.

It does not promise a defect-free property or 100% detection of concealed defects. Where a specialist test, destructive investigation or separate certification is required, we state that clearly.

What the standard inspection does

  • Structured inspection of accessible areas.
  • Photographic documentation of reported observations.
  • Priority classification of findings.
  • Recommended corrective action or specialist follow-up where appropriate.
  • Lead engineer sign-off and senior technical review before the report is issued.

What it does not claim

  • Structural stability certification or structural design review.
  • Destructive opening of walls, ceilings, floors, fixtures or services.
  • Waterproofing or concealed-pipe pressure certification.
  • Comprehensive electrical safety, earth-resistance or insulation-resistance certification.
  • Legal, title, RERA/carpet-area or statutory approval certification.
Typical inspection scope

What we inspect.

The exact scope depends on the property, access, installed items and site conditions. The standard inspection typically covers the following accessible areas.

01 / CIVIL

Civil & finishes

Walls, ceilings, visible cracks, plaster and paint finish, visible dampness and incomplete work.

02 / FLOORING

Flooring

Damage, lippage, grout, selected level observations and systematic hollow-tile sounding where applicable.

03 / OPENINGS

Doors & windows

Operation, alignment, hardware, visible gaps, glazing and sealant condition.

04 / WET AREAS

Bathrooms & wet areas

Finishes, fixtures, drainage behaviour, local slope and visible leakage or moisture indications.

05 / PLUMBING

Plumbing

Accessible fixtures, water flow, drainage and visible leakage where water is available.

06 / ELECTRICAL

Electrical

Basic accessible functionality, socket/polarity screening and visible DB/point condition where supply is available.

07 / INSTALLED AREAS

Kitchen, balcony & utility

Developer-supplied counters, sinks, cabinetry/fixtures, slopes, railings, drainage and accessible service points.

08 / DIAGNOSTICS

Moisture, thermal & selected measurements

Comparative moisture/thermal screening where conditions warrant, plus reasonable spot checks of selected levels or dimensions.

Who inspects your property

Not just an inspection checklist. Construction experience behind it.

Your inspection is led by a qualified engineer with relevant construction-site experience. Practical experience supports the assessment of workmanship, finishes and accessible building services. The engineer follows The Infrasure's defined inspection methodology and uses appropriate diagnostic instruments to support observations.

Before the report is issued, the findings are technically reviewed by a senior engineer.

01

Site-experienced engineer

Practical construction exposure across QA/QC, site execution, measurement and project delivery.

02

Structured inspection methodology

Defined checks, evidence requirements and clear limits.

03

Appropriate instruments

Used where they provide relevant supporting evidence.

04

Senior technical review

Findings, wording, priorities and recommendations are reviewed before release.

05

Engineer-signed report

The customer receives a reviewed technical record, not a generic checklist printout.

How we inspect

Observation supported by appropriate instruments.

The inspection is non-destructive. Instruments are used where they add useful evidence and where site conditions allow. Instrument use supports the engineer's findings; it does not convert the standard inspection into a specialist certification or destructive investigation.

01

Thermal screening

Comparative thermal checks where conditions warrant further investigation.

02

Moisture screening

Comparative moisture measurements to support visible dampness or leakage observations.

03

Level / slope verification

Selected checks of levels and local slopes where relevant to the observed condition.

04

Basic electrical screening

Accessible functionality and selected socket/polarity checks where electrical supply is available.

Standard inspection fees
₹15,000 + GSTUp to 1,000 sq ft
Launch offer: 10% off inspection fees

For the first 20 confirmed, paid bookings across all channels combined.

Up to 1,000 sq ft: ₹13,500 + GST if eligible. Discount also applies to additional-area inspection fees.

Eligibility is confirmed in your booking quotation. An enquiry does not reserve a slot. Travel, specialist services and reinspection excluded. Cannot be combined with another offer.
Above 1,000 sq ft: ₹6 per additional sq ft + GST.
Pricing is intended to use the approximate inspectable unit area, not automatically the developer-marketed super area that includes common-area loading.
Villas, duplexes, unusually complex, furnished/occupied units and units above 4,000 sq ft may require a scope-based quotation.
Check the fee first

Calculate an indicative inspection fee

You do not need to provide your name, email or phone number to see the indicative fee.

Why indicative? If you only know the marketed/super area, the initial calculation is provisional. The applicable inspectable area and final scope are confirmed before booking or payment. Any applicable travel or additional scope charge is disclosed before payment.
Site readiness

For a meaningful inspection

Property access should be available and the unit should be substantially complete and reasonably clear of construction material. Electricity should be active for electrical functionality checks, and water should be available for plumbing/drainage checks.

Rooms, balconies, utility areas and developer-supplied cabinets/fixtures should be accessible. Floor plans and developer specification sheets are helpful where available.

If the unit is not ready

We record limitations rather than hide them

If water or electricity is unavailable, the inspection may proceed with the limitation clearly recorded. A later revisit to complete affected checks is separately chargeable.

If major areas are incomplete or inaccessible, the engineer may recommend rescheduling rather than issuing a misleadingly partial inspection.

Standard exclusions

Know what is outside the standard scope.

The standard service does not include structural stability certification or structural design review; destructive opening of walls, ceilings, floors, fixtures or services; waterproofing or concealed-pipe pressure certification; comprehensive electrical safety audit, earth-resistance or insulation-resistance testing; legal/title verification, RERA/carpet-area certification or statutory approval certification; detailed repair BOQ/cost estimate; common-area audits, lift audits or fire-system certification; or builder/contractor negotiation and rectification management, repeated closure follow-up or rectification reinspection unless separately commissioned.

If you need any of these, tell us before booking. We will confirm whether a separate scope can be offered rather than implying it is part of the standard inspection.

Common questions

Before you enquire.

Will you find every defect?

No inspection can guarantee that. The service is designed to identify visible and reasonably detectable issues within the agreed scope on the inspection date. Concealed defects may not be detectable without destructive investigation.

Can I use the report with the builder or developer?

Yes. The report is prepared for you and documents observations with evidence and recommended actions. Builder acceptance of a particular rectification depends on the contractual and technical circumstances.

Is this a structural certificate?

No. Structural stability certification and structural design review are outside the standard scope and require a separately defined engagement where applicable.

What if electricity or water is unavailable?

The inspection may proceed with the limitation recorded, or rescheduling may be recommended. A later revisit to complete affected checks is separately chargeable.

Do I have to share my phone number?

No. You can submit an enquiry and communicate by email. A mobile number is requested only if you choose to request a booking call, or later if you proceed to a confirmed inspection where site coordination requires a contact number.

How does the 10% launch offer work?

The offer applies to inspection fees for the first 20 confirmed, paid bookings across all channels combined. The discount covers the base inspection fee and additional-area inspection charges. GST is additional on the discounted fee. Travel, specialist services and reinspection are excluded; offers cannot be combined. An enquiry or calculator result does not reserve a slot. Your booking quotation confirms eligibility and any payment deadline. Valid discounted quotations are honoured until their stated expiry.

Is a rectification reinspection included?

No. A focused verification visit can be arranged as a separate paid service unless expressly included in your quotation. It normally checks previously reported observations rather than repeating the entire inspection. Photos alone may not be sufficient to close a functional defect.

Will I receive a quotation before I pay?

Yes. We confirm the applicable inspectable area, scope, readiness, availability and fee before payment. Your quotation will show any confirmed launch discount, applicable GST and any travel or additional-scope charges.

Does submitting the form book the inspection?

No. An enquiry is not a booking. The applicable scope, fee, readiness and availability are confirmed first. A slot is confirmed only after the agreed booking requirements and payment are completed.

Send an enquiry

Share only what is needed to start the conversation.

You can enquire by email without sharing a phone number. If you are closer to booking and would like to speak with us, request a booking call and choose a preferred callback date and time.

SEE THE SCOPE. KNOW THE FEE. SHARE ONLY WHAT YOU CHOOSE.Your details are submitted only when you press "Send Enquiry". Starting the form does not create an enquiry. A phone number is not required unless you request a booking call.
If you only know the marketed/super area, the final area basis will be confirmed before payment.
Used only because you requested a booking call.
Monday to Saturday, India Standard Time (IST).
Last callback slot: 6:30 PM IST. We will aim to call at your preferred time. If unavailable, we will coordinate an alternative by email.

We do not require a mobile number for a general enquiry. If you request a booking call, your number is used for that enquiry and booking discussion. Detailed booking information is requested only if you choose to proceed.

1. Immediate confirmationThe on-screen acknowledgement confirms successful processing. An enquiry does not confirm a booking or reserve a discount.
2. Email acknowledgementAn email acknowledgement explains the next steps. Please check your spam folder. A booking quotation confirms the final fee and any launch discount.
3. Booking call only if requestedThe office receives your callback preference only when you request a call.
