Document what is visible
Photographs and technically worded observations create a clearer record than an informal snag list or verbal discussion.
Make an informed handover decision with an independent, non-destructive technical inspection before taking possession. We document visible and reasonably detectable issues, support findings with evidence, and issue a technically reviewed report.
Finishes may look complete while defects, incomplete work, moisture indications, drainage concerns, alignment issues or service problems remain. A structured inspection gives you a technical record before you formally accept possession.
Photographs and technically worded observations create a clearer record than an informal snag list or verbal discussion.
Observations are prioritised so cosmetic items, functional issues and matters requiring further technical attention are not treated as equivalent.
The report can support a structured discussion with the builder or developer, without promising a particular rectification or commercial outcome.
The standard service is a one-time, independent, non-destructive technical inspection for owners or investors before accepting handover of a residential property. It is designed to identify visible and reasonably detectable defects within the agreed scope on the date of inspection.
It does not promise a defect-free property or 100% detection of concealed defects. Where a specialist test, destructive investigation or separate certification is required, we state that clearly.
The exact scope depends on the property, access, installed items and site conditions. The standard inspection typically covers the following accessible areas.
Walls, ceilings, visible cracks, plaster and paint finish, visible dampness and incomplete work.
Damage, lippage, grout, selected level observations and systematic hollow-tile sounding where applicable.
Operation, alignment, hardware, visible gaps, glazing and sealant condition.
Finishes, fixtures, drainage behaviour, local slope and visible leakage or moisture indications.
Accessible fixtures, water flow, drainage and visible leakage where water is available.
Basic accessible functionality, socket/polarity screening and visible DB/point condition where supply is available.
Developer-supplied counters, sinks, cabinetry/fixtures, slopes, railings, drainage and accessible service points.
Comparative moisture/thermal screening where conditions warrant, plus reasonable spot checks of selected levels or dimensions.
Your inspection is led by a qualified engineer with relevant construction-site experience. Practical experience supports the assessment of workmanship, finishes and accessible building services. The engineer follows The Infrasure's defined inspection methodology and uses appropriate diagnostic instruments to support observations.
Before the report is issued, the findings are technically reviewed by a senior engineer.
Practical construction exposure across QA/QC, site execution, measurement and project delivery.
Defined checks, evidence requirements and clear limits.
Used where they provide relevant supporting evidence.
Findings, wording, priorities and recommendations are reviewed before release.
The customer receives a reviewed technical record, not a generic checklist printout.
The inspection is non-destructive. Instruments are used where they add useful evidence and where site conditions allow. Instrument use supports the engineer's findings; it does not convert the standard inspection into a specialist certification or destructive investigation.
Comparative thermal checks where conditions warrant further investigation.
Comparative moisture measurements to support visible dampness or leakage observations.
Selected checks of levels and local slopes where relevant to the observed condition.
Accessible functionality and selected socket/polarity checks where electrical supply is available.
The report gives you an independent technical record of the condition observed on the inspection date. It can support your handover discussion while remaining clear about the limits of the inspection.
Share the basic property information. A phone number is not required unless you request a booking call.
We confirm property details, approximate inspectable area, readiness, access and the applicable fee.
A slot is confirmed only after the agreed scope, booking requirements and payment are completed.
A structured non-destructive inspection is completed across accessible areas, using appropriate instruments where applicable.
Evidence, wording, priorities, recommendations and limitations are reviewed before report release.
The approved PDF is issued and a short technical debrief is offered to explain priority observations and next steps.
For the first 20 confirmed, paid bookings across all channels combined.
Up to 1,000 sq ft: ₹13,500 + GST if eligible. Discount also applies to additional-area inspection fees.
Eligibility is confirmed in your booking quotation. An enquiry does not reserve a slot. Travel, specialist services and reinspection excluded. Cannot be combined with another offer. You do not need to provide your name, email or phone number to see the indicative fee.
No name, email or phone number needed. Select the reason that best fits.
Clicking a reason sends that choice and the referral channel to The Infrasure. No contact details are required. Your selection can be changed; repeat clicks in this browser session update the same response.
Property access should be available and the unit should be substantially complete and reasonably clear of construction material. Electricity should be active for electrical functionality checks, and water should be available for plumbing/drainage checks.
Rooms, balconies, utility areas and developer-supplied cabinets/fixtures should be accessible. Floor plans and developer specification sheets are helpful where available.
If water or electricity is unavailable, the inspection may proceed with the limitation clearly recorded. A later revisit to complete affected checks is separately chargeable.
If major areas are incomplete or inaccessible, the engineer may recommend rescheduling rather than issuing a misleadingly partial inspection.
The standard service does not include structural stability certification or structural design review; destructive opening of walls, ceilings, floors, fixtures or services; waterproofing or concealed-pipe pressure certification; comprehensive electrical safety audit, earth-resistance or insulation-resistance testing; legal/title verification, RERA/carpet-area certification or statutory approval certification; detailed repair BOQ/cost estimate; common-area audits, lift audits or fire-system certification; or builder/contractor negotiation and rectification management, repeated closure follow-up or rectification reinspection unless separately commissioned.
If you need any of these, tell us before booking. We will confirm whether a separate scope can be offered rather than implying it is part of the standard inspection.
No inspection can guarantee that. The service is designed to identify visible and reasonably detectable issues within the agreed scope on the inspection date. Concealed defects may not be detectable without destructive investigation.
Yes. The report is prepared for you and documents observations with evidence and recommended actions. Builder acceptance of a particular rectification depends on the contractual and technical circumstances.
No. Structural stability certification and structural design review are outside the standard scope and require a separately defined engagement where applicable.
The inspection may proceed with the limitation recorded, or rescheduling may be recommended. A later revisit to complete affected checks is separately chargeable.
No. You can submit an enquiry and communicate by email. A mobile number is requested only if you choose to request a booking call, or later if you proceed to a confirmed inspection where site coordination requires a contact number.
The offer applies to inspection fees for the first 20 confirmed, paid bookings across all channels combined. The discount covers the base inspection fee and additional-area inspection charges. GST is additional on the discounted fee. Travel, specialist services and reinspection are excluded; offers cannot be combined. An enquiry or calculator result does not reserve a slot. Your booking quotation confirms eligibility and any payment deadline. Valid discounted quotations are honoured until their stated expiry.
No. A focused verification visit can be arranged as a separate paid service unless expressly included in your quotation. It normally checks previously reported observations rather than repeating the entire inspection. Photos alone may not be sufficient to close a functional defect.
Yes. We confirm the applicable inspectable area, scope, readiness, availability and fee before payment. Your quotation will show any confirmed launch discount, applicable GST and any travel or additional-scope charges.
No. An enquiry is not a booking. The applicable scope, fee, readiness and availability are confirmed first. A slot is confirmed only after the agreed booking requirements and payment are completed.
You can enquire by email without sharing a phone number. If you are closer to booking and would like to speak with us, request a booking call and choose a preferred callback date and time.
The purpose is simple: help you understand the condition observed before handover so you can make a better-informed decision about what to accept, discuss or rectify.
